About: GT Royalties Ranch Boarding Information GT Royalties Ranch offers a structured, private ranch style boarding environment centered around supervision, safety, balance, and intentional dog management, not overcrowded daycare chaos or dogs being left unattended for hours. Before relocating to Stafford County, we built a loyal client base throughout Prince William County and Northern Virginia. While this Rover profile is newer, our experience, systems, and infrastructure are not. Outside of Rover, we work closely with breeder clients, assist with whelping and neonatal care, and regularly handle bulldogs, working breeds, XXL breeds, and higher drive dogs that require experienced management and structure. One of us works remotely supporting Department of Defense operations while the other manages ranch and canine operations full time from home. Dogs here are integrated into daily life with constant supervision rather than being left alone waiting for someone to return from work. OUR ENVIRONMENT Dogs are cared for within a structured ranch setting fully integrated into our daily routine. Steps from our home is a privately owned, climate controlled indoor arena divided into seven fully secured sections used for: • structured introductions • safe rotations • decompression • size and temperament separation • indoor exercise • weather safe enrichment • individualized management when needed We also maintain multiple fenced outdoor yards and supervised enrichment areas throughout the property. This is not a simple open access yard setup. Our property utilizes multiple layers of secure containment, including no dig and no jump style fencing systems designed specifically for escape artists, climbers, fence challengers, and high drive breeds requiring additional security and management. For puppies, females in heat, recovery cases, or dogs needing additional separation, we maintain a separate maternal and neonatal care unit with enhanced sanitation, environmental monitoring, temperature control, and quieter decompression space. This is also an active ranch with miniature Highland cattle, Kune Kune pigs, and colored Angora goats. Livestock areas remain fully separated from boarding and play spaces, but this is still a real ranch environment, not a suburban backyard setup. Dogs approved for off leash ranch access, outdoor enrichment, or heavy play may occasionally go home smelling like they spent time on a farm because they did. Baths are available upon request before pickup for an additional fee. This is a true multi dog environment, meaning your dog will not be the only dog onsite. However, dogs are intentionally grouped by temperament, confidence level, size, and play style. We do not operate as an uncontrolled free for all daycare. Private sections may also be available for dogs needing additional decompression or separation depending on occupancy and operational flow. We do not rely on traditional crates as our primary system. Larger retriever kennels are used selectively for feeding separation, decompression, overnight accommodations, or owner preference. For dogs that require crating at bedtime, overnight accommodations are provided inside our climate controlled indoor facility using larger retriever style kennels designed for comfort and safe management. Dogs that are trustworthy outside of a kennel and comfortable in a structured household environment often transition into the home with us overnight as part of our normal routine. Placement is based on temperament, compatibility, behavior, and management needs rather than a one size fits all system. DAILY FLOW & RANCH STYLE LIVING One of the biggest differences about our setup is that the dogs are integrated into real daily life instead of being managed around a traditional “let outside, bring back in, kennel rotation” schedule. If you drive onto the property, you will likely notice multiple entry doors throughout the arena building leading into separate office spaces and management areas. Many times you will immediately see dogs voluntarily lounging outside sunbathing, wandering between yards, or casually playing nearby. The arena itself is not just one giant empty building. It is divided into multiple structured sections with several connected office areas throughout the facility, allowing different dogs to decompress, socialize, rotate, or relax without forcing every dog into the same environment at the same time. Inside the office spaces are sofas, lounge chairs, dog beds, water stations, and calmer indoor hangout areas for dogs that prefer quieter socialization or simply want to stay near people instead of constantly running outside. Behind and between these office spaces is direct access into the climate controlled indoor arena and structured play sections. That flow matters. Ranch style boarding is built around open space, movement, and choice. Dogs here are not spending their day waiting for somebody to open a back door every few hours or scratching at exits begging to go inside or outside. Many dogs naturally move between environments throughout the day depending on their energy level, social preference, weather tolerance, and mood. When they get tired outside, they simply walk back in, drink water, cool off, lounge on a sofa, check out what dogs are playing inside the arena, or settle into a quieter section to decompress. Some spend hours sunbathing. Some become office dogs. Some rotate between social play and naps all day long. The environment allows for far more natural decompression and lower stress movement than many traditional boarding environments because dogs are not constantly bottlenecked into one small room or one shared yard. From roughly 6 AM through 11 PM, dogs are continuously around awake humans as part of our normal daily routine. Whether someone is working from the office spaces, managing rotations, cleaning, training, or handling livestock chores, dogs are consistently integrated into an active, supervised environment rather than being left isolated or unattended for long stretches of time. STRUCTURE, SEPARATION & COMPATIBILITY Not every dog that comes here is a carefree social butterfly and that is exactly why structure matters. We regularly work with: • intact males that cannot be around other intact males • high prey drive XL breeds that should absolutely not be mixed with tiny dogs • giant roughhousing breeds capable of accidentally injuring smaller dogs during play • toy breeds that guard resources or dislike sharing space • males that mark indoors • lap dogs that use indoor potty systems or struggle with accidents • teacup and micro puppies small enough to be mistaken for kittens • nervous dogs needing quiet decompression • high drive working breeds requiring more mental structure than physical chaos The difference is management. We do not rely on a one yard, one group, “hopefully everybody gets along” system. Between our indoor arena sections, multiple fenced yards, decompression areas, indoor kennel spaces, household integration options, rotational scheduling, and breed specific handling experience, there is both indoor and outdoor space here for very different types of dogs to safely exist without forcing inappropriate interactions. Some dogs socialize heavily. Some coexist neutrally. Some rotate separately. Some decompress quietly. Some prefer humans over dogs entirely. That is normal here. A dog does not need to be perfect, hyper social, or dog park compatible to board successfully in a properly managed environment. What matters most is honesty from owners, realistic expectations, and having the infrastructure and experience to safely manage different personalities, energy levels, sizes, and behavioral tendencies without creating unnecessary stress for the dogs. RANCH BOARDING VS. TRADITIONAL SUBURBAN BOARDING Ranch style boarding is very different from the typical suburban Rover setup, and we believe it is important for owners to understand those differences before booking. Traditional suburban boarding often operates from standard residential homes with smaller fenced yards, limited separation space, minimal rotation options, and fewer dogs overall. Many sitters rely heavily on crates, leashes, or constant correction simply because the physical setup does not allow much flexibility in management. Our environment was intentionally built around multi dog structure and movement. Instead of one small shared yard, we utilize: • multiple fenced yards • secure rotation areas • climate controlled indoor space • structured decompression sections • no dig and no jump containment systems • indoor and outdoor transition flexibility • breed and temperament based grouping Dogs here are managed through structure, routine, movement, separation options, and compatibility rather than forcing constant interaction. Many dogs that struggle in traditional boarding environments actually do very well here because they are not trapped in a high pressure social setting with nonstop stimulation all day. That said, ranch boarding is not ideal for every dog. Dogs that require complete silence, become highly overwhelmed by barking or movement, panic in larger environments, or struggle heavily with transitions may sometimes do better in quieter one on one household settings or veterinary style boarding environments. We are very honest about placement because the goal is not simply to take bookings. The goal is to create the safest, most balanced environment possible for both the individual dog and the group as a whole. MEET & GREETS To help maintain structure and minimize unnecessary stress within the environment, we intentionally limit meet and greets to designated time windows each week whenever possible. We personally own dogs that are human selective and we also frequently board dogs that may display barrier frustration, fence aggression, territorial behavior, overstimulation during transitions, or sensitivity to unfamiliar foot traffic throughout the property. Because of that, we prioritize calm operational flow rather than constant interruptions and repeated introductions. Preferred meet and greet windows are: • Mondays from 11 AM to 1 PM • Sundays from 5 PM to 7 PM These timeframes allow us to naturally separate, rotate, kennel, feed, and manage dogs while still giving owners an accurate view of the environment and daily structure without unnecessarily increasing stimulation levels. Meet and greets are not required for booking approval. If we accept your booking request, it means we are already confident there is likely an appropriate placement for your dog based on: • breed experience • size and temperament • owner communication • profile details and photos • previous reviews when available • overall compatibility with our environment That said, we completely understand some owners are more comfortable meeting beforehand, especially with first time boarding clients, large breeds, or dogs with specific behavioral needs. If the designated meet and greet windows do not work for your schedule and you feel a prior visit is necessary, please communicate that upfront and we will do our best to accommodate when operational flow allows. IMPORTANT ARRIVAL INFORMATION Please disclose ahead of time if your dog: • struggles with new environments • is easily overstimulated • is reactive upon arrival • is intimidated by barking • takes time warming up to people or dogs Many of our regular dogs are extremely neutral and well regulated, but confident ranch dogs can still be vocal during arrivals and transitions. Knowing your dog’s sensitivities beforehand allows us to adjust introductions, reduce stimulation, utilize quieter sections, and create a smoother transition process. Transparency helps us create the safest and least stressful experience possible. BREED EXPERIENCE We work extensively with: • brachycephalic breeds • working breeds • bully breeds • giant and XXL breeds • toy and micro breeds Including: • English Bulldogs • French Bulldogs • Cane Corsos • Mastiffs • Great Danes • XL Bullies • Rottweilers • Boxers • Pugs • Boston Terriers • Shih Tzus We are experienced with: • airway monitoring • heat sensitivity • structured rest cycles • controlled play management • safe size separation • power breed handling • confidence building and decompression Many strong or high drive dogs do far better in calm, structured environments than in high volume daycare settings with constant stimulation. WHY OUR RATES ARE OFTEN LOWER Many boarding providers operate casually from homes not designed for structured multi dog management. This is already our full time lifestyle. Our fencing, climate control, separation systems, indoor arena, and daily management structure were built long before Rover. Because the infrastructure already exists, we are able to offer a higher level of management without pricing based purely on inconvenience or maximizing volume. Lower pricing does not reflect lower standards. It reflects efficiency, experience, and a system already designed around dogs. BEST FIT CLIENTS We are typically a great fit for: • socially stable dogs • flat faced breeds • XXL breeds • working dogs • breeder clients • dogs comfortable in structured social environments • owners who value communication and transparency • dogs needing experienced supervision and balanced management Not every environment is right for every dog, and we are honest about that. Proper placement matters more to us than simply filling space. We are always happy to answer questions and help determine whether our setup is the right fit for your dog. We strongly value honesty and transparency over “perfect” dogs or perfect histories. Accurate information allows us to create safer placements and better management plans for everyone involved. We do not require vaccination records for boarding approval. A large portion of our client base has chosen a more holistic approach to veterinary care and vaccination schedules, and while we personally do vaccinate within our own program, we respect that owners have different philosophies regarding healthcare decisions for their dogs. That said, because this is a real multi dog ranch environment with indoor and outdoor exposure, we strongly encourage owners to keep their dogs on an effective flea, tick, and parasite prevention program. We personally use and highly recommend Simparica Trio within our own program. We are also very comfortable accommodating fresh food diets, raw feeding programs, supplements, vitamins, medications, and prescription routines, as we personally manage all of the above for many of our own dogs as part of our normal daily care routine. When boarding with us, owners only need to provide: • their dog • a properly fitted collar or harness and leash • food • any required medications or supplements We do not require or encourage bringing personal beds, blankets, toys, crates, bowls, or other belongings. We already maintain extensive bedding, raised cots, lounge areas, toys, water stations, feeding supplies, and resting spaces throughout the property. Using our own equipment and setup helps us maintain sanitation standards more efficiently while also preventing personal belongings from becoming damaged, marked on, chewed, misplaced, or destroyed within a true multi dog environment. DROP OFF & PICKUP WINDOWS Because dogs here are integrated into an active ranch environment with ongoing rotations, feeding schedules, cleaning, training, and management throughout the day, we ask owners to provide reasonably accurate arrival and departure windows whenever possible. We offer very flexible scheduling and can typically accommodate drop offs and pickups as early as 6 AM and as late as 11 PM depending on the day and operational flow. However, we do ask clients to schedule within an approximate one hour arrival window rather than providing open ended arrival times. Examples: • “Arriving between 6 AM and 7 AM” • “Pickup between 5 PM and 6 PM” This helps us safely coordinate dog rotations, introductions, feeding schedules, decompression periods, staffing flow, and property access while minimizing unnecessary stress and disruption for the dogs currently in our care. If arrival times significantly change the day of boarding, we simply ask for communication and updates as early as possible. TRAINING RECOMMENDATION If you appreciate the neutrality, off leash reliability, calm social behavior, and overall structure seen in many of our dogs and frequent boarding clients, we highly recommend Jesus R. in Lorton, VA through Rover’s training section. He is the trainer we personally use for advanced obedience, recall, behavior work, confidence building, and professional handling structure. He also offers boarding and board and train services. For dogs that may benefit from additional structure before entering a multi dog ranch environment, even a short training stay with him can make boarding significantly less stressful and more enjoyable long term. Many of our local clients choose to coordinate directly with his training program while using our property as the dropoff or pickup location for convenience. If you are located closer to Stafford/Fredericksburg and the drive to Lorton is difficult, owners may schedule directly with him while dropping off and picking up through us when scheduling allows. We are happy to coordinate transitions between our property and his training program at no additional charge for approved clients. Clients may also separately schedule training assessments or sessions with him while utilizing our property for training integration when scheduling allows. While he often prefers to perform initial assessments within the client’s home environment when possible, we can also utilize our property as a training and assessment location depending on the dog, goals, and scheduling needs. Our availability is updated often however we only approve requests after reviewing for ranch compatibility, even if you have reviews for your pup/pups we ask you have photos, details, energy level and restrictions on your bio. We prioritize dogs who will thrive safely and comfortably in a multi-dog, ranch-style setting. Not all boarding is the same. Ranch boarding operates in an entirely different category. Most Rover boarding takes place in a suburban home with a small yard and rotating dogs sharing common living space. It is convenient and casual. Ranch boarding is intentional. Dogs experience secure open air, natural terrain, and structured outdoor time rather than being limited to small yards or indoor-only environments. Social groups are thoughtfully matched based on temperament and energy, not simply availability. The daily rhythm is designed to build calm confidence and healthy socialization instead of constant overstimulation. This is not spare-bedroom boarding. It is a retreat-style experience where dogs can decompress, explore safely, and feel genuinely secure under experienced supervision. Although we operate on acreage, all dog activities take place within reinforced, fully fenced areas that are completely separate from livestock spaces. Dogs are supervised at all times outdoors. There is no free roaming across the property and no uncontrolled access to farm animals. Our livestock are registered, pedigreed specialty breeds representing significant financial investment and carefully managed breeding programs. Animals on the property range from pedigreed Kune Kune pigs valued between $500 and $1,000 each, to Valais Blacknose sheep valued between $5,000 and $8,000 each, to miniature Highland cattle valued up to $10,000 each. Their health, stability, and stress management are non-negotiable. For that reason, separation and structure are built into the design of the property. Boarding dogs do not have access to livestock enclosures, and there is no unsupervised interaction. Protecting our own animals’ wellbeing is just as important as protecting the dogs in our care. Ranch boarding refers to the environment and the system. It means space, oversight, secure enclosures, and intentional management. Safety and control are always the priority.

About: I absolutely adore animals. I have four children who are also huge animal lovers so if you board with us in home your pet will be absolutely doted on. Pet parents will be hard pressed to find a family that will take better care of your pet or give them as much love and attention. I love being outside and going on long walks and would love to accompany your dog on their daily walk. We have a tremendous amount of time to play with your pet, take them on walks, and give them the attention they not only require but also deserve. About: I have taken care of dogs since I was a kid. My family and I are dog lovers but are not ready to own one so we are able to provide your pet with undivided attention and care. I work from home full time so I have the ability to care for your pet and let them outside frequently whenever they wanted it. I have a fenced in huge yard with plenty of space for your dog to run and play. My children are 5 and 7 and would entertain your pet with plenty of play and cuddles.
