About: GT Royalties Ranch operates as a private, structured, multi dog ranch environment built around balance, supervision, and intentional placement. Before relocating to Stafford County, we established a loyal client base in Prince William County. While this profile is newer, our experience, systems, and infrastructure are long established. Outside of Rover, we whelp litters for reputable breeders, board for fellow breeders, and care for working K9 dogs for law enforcement officers. That level of responsibility requires elevated sanitation standards, disciplined supervision, environmental control, and a calm structured setting. Those standards are our baseline. One of us works full time remotely in support of the Department of Defense. The other owns a construction company managed by her father, allowing her to remain home full time overseeing ranch and canine operations. Supervision is constant. This is not a weekend or after work model. Rover is not a financial necessity for us. We participate selectively because we genuinely enjoy working with well matched dogs and owners who value structured, intentional care. ▸ Purpose Built Ranch Infrastructure We do not operate a commercial kennel or warehouse style boarding facility. Dogs here live within a structured ranch home environment fully integrated into our daily operations. Located approximately 30 feet from our front door is our privately owned, climate controlled indoor arena. The arena is fully fenced and divided into three secured sections, creating layered containment and controlled movement throughout the space. There is a gated transition point even before reaching our office door. Dogs are never loose in an unsecured environment. Movement between areas is intentional and supervised. The arena serves multiple purposes including inclement weather exercise, brachycephalic breed temperature control, structured enrichment and calm play, whelping support for breeder clients, and daily office workspace so we remain physically present. While we work inside our office, dogs are with us in a secure, fenced, climate controlled environment. They are not crated away or left unattended in another structure. In addition to the arena, we maintain two fully fenced outdoor yards measuring 50 by 50 feet and 70 by 70 feet. Perimeter fencing is secure, and we understand containment deeply because we own escape artists ourselves. We also maintain 13 private acres used strictly for supervised enrichment. Broader ranch access is granted only to dogs with reliable recall and explicit owner approval. This infrastructure is permanent and privately owned. Because we are not operating under commercial rent pressure, staffing overhead, or facility debt, we are not forced to inflate pricing or increase volume to survive. ▸ Controlled Capacity by Design We do not operate as a high volume daycare model. Numbers are intentionally limited to preserve emotional balance and group stability. Most accepted dogs are well socialized and integrate seamlessly into a structured multi dog routine. When compatibility is prioritized, stress decreases, conflict decreases, and overstimulation decreases. Supervision becomes proactive rather than reactive. We do accept select higher management dogs, including those with anxiety, reactivity, or elevated drive. However, we cap higher management placements at two onsite at any given time. Full transparency regarding temperament, behavioral history, and medical considerations is required in advance so safety thresholds remain intact. We do curated capacity, not open enrollment. ▸ Flat Faced and Specialty Breed Expertise As owners and exhibitors of elite English Bulldogs, we are deeply experienced in brachycephalic breed management. We intentionally cater to flat faced breeds including Bulldogs, French Bulldogs, Pugs, Boston Terriers, Boxers, Shih Tzus, and similar builds. These breeds require a different level of awareness. We recognize early overheating and intervene immediately. In addition, we own a 3 pound miniature toy poodle used for stud and conformation showing. For his safety, he is separated appropriately from larger dogs when needed. Because size based separation protocols are already integrated into our environment, we are fully equipped to accommodate micro sized dogs safely alongside larger breeds. ▸ Why Our Pricing Is Often Lower Than Other Rover Hosts If you are comparing profiles, you may notice our rates are often lower than many Rover sitters in the area. That is not because we provide less care. It is because we are structured differently. Many Rover sitters board as supplemental income. Their pricing often reflects compensating for time away from a primary job, making it worthwhile to disrupt a traditional household, offsetting potential damage within a home not designed for multi dog management, or limited availability requiring higher nightly rates. We do not operate that model. This is our full time lifestyle. We are already home. We are already structured for multi dog management. We are not rearranging another career to accommodate bookings. We are not pricing to compensate for inconvenience. Our property and infrastructure were built specifically for dogs. Fencing, containment, separation, and climate control are permanent features. We price based on sustainable full time operations and controlled capacity. Lower rate does not mean lower standards. It means we are already built for this. ▸ Evaluations and Determining Fit If you have never boarded your dog before, or have never considered a ranch style multi dog environment, that is completely understandable. A structured ranch setting can feel very different from traditional single household boarding, and it is important to determine whether it is the right fit for your individual dog. Not every dog thrives in the same environment. Some dogs do exceptionally well in structured multi dog settings with supervised interaction and enrichment. Others may prefer quieter homes with minimal stimulation. Our role is to assess honestly. We welcome in person evaluations so you can see the environment firsthand and so we can evaluate temperament, energy level, social behavior, and stress responses. If we believe your dog would thrive here, we will say so confidently. If we believe your dog would be happier in a quieter, single dog environment, we will tell you that as well. Correct placement matters more than filling space. You are never expected to simply "hope it works". ▸ Flexible Planning and Backup Availability We are completely comfortable serving as a backup boarding option. Many of our clients maintain a primary sitter while keeping us as a structured alternative in case plans shift. Travel schedules change, work emergencies happen, and sometimes preferred arrangements fall through. We understand that. You are welcome to communicate requested dates without placing a deposit while finalizing other plans. We will tentatively monitor availability within our controlled capacity model. If your original arrangement changes your space with us remains available, you may confirm the day prior and submit payment the day of drop off. We operate this on a mutual trust system. Our clients communicate clearly about whether they will need us, and that transparency allows us to manage capacity responsibly. We are not volume driven, and we do not overbook. Ranch boarding offers a more curated, retreat-style experience. In the evenings, all guests settle inside our climate-controlled home for a secure and restful night, never in outdoor kennels. This environment was originally designed for our own $180,000 investment in English Bulldogs. We’re simply sharing the structure, safety, and systems that already work for dogs we value at the highest level. Our availability is updated often however we only approve requests after reviewing for ranch compatibility, even if you have reviews for your pup/pups we ask you have photos, details, energy level and restrictions on your bio. We prioritize dogs who will thrive safely and comfortably in a multi-dog, ranch-style setting. Not all boarding is the same. Ranch boarding operates in an entirely different category. Most Rover boarding takes place in a suburban home with a small yard and rotating dogs sharing common living space. It is convenient and casual. Ranch boarding is intentional. Dogs experience secure open air, natural terrain, and structured outdoor time rather than being limited to small yards or indoor-only environments. Social groups are thoughtfully matched based on temperament and energy, not simply availability. The daily rhythm is designed to build calm confidence and healthy socialization instead of constant overstimulation. This is not spare-bedroom boarding. It is a retreat-style experience where dogs can decompress, explore safely, and feel genuinely secure under experienced supervision. Although we operate on acreage, all dog activities take place within reinforced, fully fenced areas that are completely separate from livestock spaces. Dogs are supervised at all times outdoors. There is no free roaming across the property and no uncontrolled access to farm animals. Our livestock are registered, pedigreed specialty breeds representing significant financial investment and carefully managed breeding programs. Animals on the property range from pedigreed Kune Kune pigs valued between $500 and $1,000 each, to Valais Blacknose sheep valued between $5,000 and $8,000 each, to miniature Highland cattle valued up to $10,000 each. Their health, stability, and stress management are non-negotiable. For that reason, separation and structure are built into the design of the property. Boarding dogs do not have access to livestock enclosures, and there is no unsupervised interaction. Protecting our own animals’ wellbeing is just as important as protecting the dogs in our care. Ranch boarding refers to the environment and the system. It means space, oversight, secure enclosures, and intentional management. Safety and control are always the priority.

About: I absolutely adore animals. I have four children who are also huge animal lovers so if you board with us in home your pet will be absolutely doted on. Pet parents will be hard pressed to find a family that will take better care of your pet or give them as much love and attention. I love being outside and going on long walks and would love to accompany your dog on their daily walk. We have a tremendous amount of time to play with your pet, take them on walks, and give them the attention they not only require but also deserve. We have a decent sized fenced in yard which is perfect for lots of play time! We are very attentive to animals and have experience giving medication including shots.

About: I've been caring for dogs of all ages for over 7 years. I worked at a dog daycare for over 5 years. I helped watch up to 30 dogs of all ages and sizes on my own. I also helped bathe them, trim/dremmel their nails, and clean their ears/teeth. I currently work remotely from 10am-7pm. Also my account is marked as a smoking home as for boarding and daycare purposes as my mother-in-law lives with us and she smokes in her room. I do not smoke at all. I have experience handling multiple dogs at once. I have been certified for cpr for canines as well. I have also been trained to break up incidents between dogs as well through my job at a dogdaycare and apply basic medical treatment to injuries.
