About: GT Royalties Ranch operates as a private, structured, multi dog ranch environment built around balance, supervision, and intentional placement. Before relocating to Stafford County, we established a loyal client base in Prince William County. While this profile is newer, our experience, systems, and infrastructure are long established. Outside of Rover, we whelp litters for reputable breeders, board for fellow breeders, and care for working K9 dogs for law enforcement officers. That level of responsibility requires elevated sanitation standards, disciplined supervision, environmental control, and a calm structured setting. Those standards are our baseline. One of us works full time remotely in support of the Department of Defense. The other owns a construction company managed by her father, allowing her to remain home full time overseeing ranch and canine operations. Supervision is constant. This is not a weekend or after work model. Rover is not a financial necessity for us. We participate selectively because we genuinely enjoy working with well matched dogs and owners who value structured, intentional care. ▸ Purpose Built Ranch Infrastructure We do not operate a commercial kennel or warehouse style boarding facility. Dogs here live within a structured ranch home environment fully integrated into our daily operations. Located approximately 30 feet from our front door is our privately owned, climate controlled indoor arena. The arena is fully fenced and divided into three secured sections, creating layered containment and controlled movement throughout the space. There is a gated transition point even before reaching our office door. Dogs are never loose in an unsecured environment. Movement between areas is intentional and supervised. The arena serves multiple purposes including inclement weather exercise, brachycephalic breed temperature control, structured enrichment and calm play, whelping support for breeder clients, and daily office workspace so we remain physically present. While we work inside our office, dogs are with us in a secure, fenced, climate controlled environment. They are not crated away or left unattended in another structure. In addition to the arena, we maintain two fully fenced outdoor yards measuring 50 by 50 feet and 70 by 70 feet. Perimeter fencing is secure, and we understand containment deeply because we own escape artists ourselves. We also maintain 13 private acres used strictly for supervised enrichment. Broader ranch access is granted only to dogs with reliable recall and explicit owner approval. This infrastructure is permanent and privately owned. Because we are not operating under commercial rent pressure, staffing overhead, or facility debt, we are not forced to inflate pricing or increase volume to survive. ▸ Controlled Capacity by Design We do not operate as a high volume daycare model. Numbers are intentionally limited to preserve emotional balance and group stability. Most accepted dogs are well socialized and integrate seamlessly into a structured multi dog routine. When compatibility is prioritized, stress decreases, conflict decreases, and overstimulation decreases. Supervision becomes proactive rather than reactive. We do accept select higher management dogs, including those with anxiety, reactivity, or elevated drive. However, we cap higher management placements at two onsite at any given time. Full transparency regarding temperament, behavioral history, and medical considerations is required in advance so safety thresholds remain intact. We do curated capacity, not open enrollment. ▸ Flat Faced and Specialty Breed Expertise As owners and exhibitors of elite English Bulldogs, we are deeply experienced in brachycephalic breed management. We intentionally cater to flat faced breeds including Bulldogs, French Bulldogs, Pugs, Boston Terriers, Boxers, Shih Tzus, and similar builds. These breeds require a different level of awareness. Many of our clients maintain a primary sitter while keeping us as a structured alternative in case plans shift. About: I absolutely adore animals. I have four children who are also huge animal lovers so if you board with us in home your pet will be absolutely doted on. Pet parents will be hard pressed to find a family that will take better care of your pet or give them as much love and attention. I love being outside and going on long walks and would love to accompany your dog on their daily walk. We have a tremendous amount of time to play with your pet, take them on walks, and give them the attention they not only require but also deserve. We have a decent sized fenced in yard which is perfect for lots of play time! We are very attentive to animals and have experience giving medication including shots.

About: I've been caring for dogs of all ages for over 7 years. I worked at a dog daycare for over 5 years. I helped watch up to 30 dogs of all ages and sizes on my own. I also helped bathe them, trim/dremmel their nails, and clean their ears/teeth. I currently work remotely from 10am-7pm.
