as a self employed person, it is up to you to assume liability for damage to your home. this can be a tax write off for buisness losses. animals are unpredictable and you have to allow for that.

establish this at the meet and greet. They are paying for a24hour period. i have clients that are catching flights so may drop off in the am, but pickup after 5pm, so they happily pay me the $20 late pickup fee I have implemented. I also text a few days before the drop off to confirm.

I must be lucky as all my owners tow the timely line,lol. I do firmly establish the pickup/drop off times and late pickup fee of $20 after 5pm for an am drop off. I live in a busy urban area, so maybe they get that time is $$$

I always go over pickup/drop off at a meet and greet. My policy is to let them know they are paying for a 24hr period and that I am flexible, but am drop off's that need a pickup after5pm have a $20 fee. I've had no problems with this. I also text a few days before stay to confirm drop off, and to reassure them that I am expecting them. I also encourage them to text me when they are on their way. Establish this with your new clients and you should have no problems. If someone dissrespects your policy, do not rebook.

I seem to get a fair amount of requests that are usually last minute, where the owner does not fill out the profile so I have no idea about the dog. They usually are a few days before sit needs to start, giving me no time for a meet and greet. I've taken to denying these requests and was wondering if other sitters are experiencing this?

I have it in my profile that excessive accidents are not wanted, must be trained. I have belly bands, playpen,crates, and a cement lower room. Problem dog is not allowed in rest of house.

Make sure you clarify that the rate is for a 24 hour period. If I have a drop off before noon and a pickup after 5pm I charge an extra $20. No one has had a problem with that. Always get your drop off and pickup times up front. If they are not sure of pickup, you can edit and add fees when they know. Get familiar with editing a booking as you have to treat it as adding an extra day. they don't give a choice for a late pickup fee on the website. Also, don't be afraid to charge extra for puppies or large,high energy dogs that take more care. When you first start out, you want to take every booking request, but set yourself up for repeat clients that you want. For example, i prefer small to med dogs that don't require lots of walking/exercise. I have a large parklike yard and prefer to exercise them there. you will have accidents in the house. Be prepared[with cleaner,male bands,diapers. I have different ratings for my dogs. VIP means they don't mark in the house or chase my cat so they get full access . the others are restricted to my lower level which has a concrete floor .

I haven't refused a booking yet at a meet, but be up front while they are there. ex - i see your senior dog is having trouble going up steps here, I see your dog is not responding to my commands and avoiding me. I also avoid last minute bookings with a new client. I look for clients that care enough about their dog to look in advance for a sitter, and do a short stay booking at first before a long booking request. I just turned down a last minute booking for a 12 day stay with a dog I didn't know to avoid a long stay that could be a 12 day disas ter.

When I make a booking with a new client, I clarify this point. I point out that the booking is for a 24hr period and I will need drop off pick up times. any pickup in excess of 24hrs is charged additional fees. I haven't had any problems with flaky clients, but if I did I would not rebook. Quality over quantitiy. I live in a busy urban area, so most people here get that time is money.

That is why i do not take dogs under 2years old. I've had supposedly older trained dogs mark and have accidents in my house which is not acceptable, so I bought male doggy diapers in all 3 sizes. If a dog marks they get the diaper on and i limit what parts of the house are accessable to them. I think even trained dogs when in a new environment can be stressed and have accidents, or want to mark their new territory. I'm lucky that I have a big house with a concrete rec room that problem dogs get to sleep in

I've never had that happen. My prices are half the price of kennel boarding so they know they are getting a great deal.
