There is a rule of thumb of sort in real estate property management suggesting that if your rental units are 100% occupied, your rents are too low. I created a profile with DogVacay in 2011 with the highest rates in the area, wasn't sure that I really wanted to be a host. I still have the highest boarding rates in my locale of 500-750K people though I have so much repeat business now that I am becoming overwhelmed. And I hate turning repeat clients away. Of course I note the low-ballers in the area, and the clients who are shopping for a "deal". Seems like my business is going to continue to grow, and I have searched Rover FAQ's and this community for guidance regards "growing pains", how to be more selective with clientele, different rate structures, etc, not much information available. I am reasonably comfortable with three guest dogs, today I have six with yet another reservation request. I know that there is a Rover Match service to help clients find the right though it would be nice to know a few other hosts in the area (I don't) to whom to refer overflow, and vice versa. Plus, having too much business can be exhausting, how do I find the energy or even the interest to clean my home, walk ways, etc knowing they will be filthy again in a matter of days?

I have had great success biking with my (host) dog Jasper. He was already leash trained and off-leash obedient before we started biking together. He learned to "anticipate" my bike and we had such a great time making videos like this one on his You Tube channel treadnbreakfast https://youtu.be/xXfjDlYVAHU I would NOT attach or tether a bike to a dog or a dog to a bike, high risk of accident. btw the video is taken in a relatively open area with few to interfere with. The GoPro used to take this video also attaches to Jasper's saddlebags and there are more videos of him as canine cinematographer. Jasper is older now, almost ten, not as active. But he is a great Rover host dog!

asked a question Have Any Hosts Installed Artificial Turf For Doggies On Their Property ?

My host facility is in Tucson Arizona and I am in between winter and summer lawn seasons. Tired of maintaining a lawn, watering, mowing etc, I am looking at artificial turf solutions for my front yard, two sections of about 1000 sq ft total. I am checking out K9 Grass (brand) at the top end of the price scale, maybe paying more on the front end, 10 year renewable warranty available. Seems to be working well at the Prescott Arizona Beneful award dog park there. Wondering if any other host has gone to a full application, not just disposable astro-turf here and there. Seeking input.
