✔️ PLEASE READ PROFILE BEFORE SUBMITTING A REQUEST FOR BOARDING. Thank you. ⭐️ As of November 2023 We are 7 Years on Rover! 👬 We're Greg & Michael we are located in Northwest Dallas, 1 mile south of Hwy 635 off Webb Chapel. We are 6.5 miles from Dallas Love Field and 15 miles from DFW Airport. Our sweet girl Gracie we lost to cancer on 11/15/20. We lost our sweet boy Major in November 2018 just before turning 11 years old. So currently we are empty nesters hoping to add to our family at some point. We know God will put the right babies in our path when the time is right. Currently we are like Grandparents where the kids get dropped off for the weekend and go home with Mom’s & Dad’s on Sunday nights. 🤣 ➡️ We have a safe home for your dog(s) to stay in while you’re traveling. We use baby gates for extra security so dogs can’t make a break for it if the front door is opened. We have a good sized backyard for them to run around in. We have many trees in the backyard full of squirrels for your fur child's enjoyment! The squirrels love to run across the top of our fence and climb down the trees with just enough distance from the dogs to taunt them and the dogs will get a daily work out just chasing them. Our backyard has a secure 9 ft fence. ➡️ Some background information on us: Greg was an educator for 26 years and has retail management experience. Michael has both retail and restaurant management experience. He has also worked as a security officer with the Federal Government. All of this experience between us and life experiences of being in our late 50’s and a love of dogs, we feel makes a winning combination to run a Dog Sitting Service. ➡️ First and Foremost: We run this as a business. Michael is home full time to care for the dogs. Our daily rates for Boarding cover a 24hr time frame from when you drop off your dog(s) at our home. This is in compliance with Rover’s stay policies. Additional time and rates are calculated by Rover based on our pricing for first and additional dog rates. To get the most accurate pricing you’ll need to enter precise Drop Off and Pick Up times. (Example: Drop off 8:00AM- 8:30AM / Pick Up 6:00PM- 6:30PM) ⏰ We are happy to be flexible with your drop off and pick up times. ⚠️ Please know that 10pm is the latest time you can pick up your dog(s). If you can’t be here to pick up your dog(s) by 10pm we will charge accordingly for another night stay. ⚠️ The earliest we allow for Drop-Off is 6am. We do understand some people need to get the first flights out in the morning. ⚠️ The latest time to Drop-Off your dog(s) for the day is 7pm. We try to be accommodating as much as possible with Drop Off/ Pick Up times, that being said, when you commit a time to us in your booking request, that is binding with us. We do understand that once a booking is set in the system “life” makes other plans for us and you may need to drop off earlier than planned. “Life” does the same to us, if we can take your dog(s) earlier we will do our best, this being said; We will be happy to accommodate any time change up to 30 min without adjusting your booking “Drop Off” time/ rates. Anything more than 30 min I will edit your booking and it will need you to approve it right away. Please be mindful and courteous to be on-time for both Drop Off and Pick Up times, “Life” is still revolving for us here while you are preparing to leave and come home and we are moving our schedule to accommodate you. ⏰ (Thank you in advance) 🔍 Please be mindful that our chats on Rover are monitored by Rover. ☎️ We highly advise that you move your Rover smart app to your first set of screens on your smart phone. Our main format of communicating with you is through the app. The only time we email is when we have you send vaccination reports or we send a reminder for an update. It is frustrating for us as the caregivers of your dogs, your fur children, the loves of your lives when clients don’t respond to important communication that could effect their stay with us. ➡️ PLEASE NOTE, Our profile information updates from time to time, please periodically check for updates. You will know as the date at the end of this profile will change and state when it was updated. ➡️ We have a STRICT Cancelation Policy through Rover. Please know this up front. Rover’s Strict policy states if you cancel a booking, it must be done prior to 12:00:00 pm (CST) 1 week prior to the stay to receive a full refund. If you cancel after 12:00:00 pm (CST) for “ANY” reason you will only receive a 50% refund for the first 7 days of the stay. This is Non-Negotiable. Accepting a booking with us means you understand these terms. This cancelation policy is our safety net. When you cancel on us under a week before the stay it is hard for us to regain that time with another client on short notice, and it is not fair to us. We work hard to care for all the dogs who stay with us. 🔴 Rover Holiday Rates 🔴 Rover will apply our Holiday Rates during what they consider "High Demand" times of the year, not just the traditional holidays. The Holiday Rate will affect the whole booking. The rates are higher before and after the actual date of the holiday as our incentive to stay home during the holidays and not travel ourselves so that we are available to care for client dogs. 📅 The 2024 “Rover Holiday Rate Dates” are as follows: MLK Day: Jan 12-15 President’s Day: Feb 16-19 Memorial Day: May 24-27 4th of July: July 4-7 Labor Day: Aug 30- Sept 2 Thanksgiving: Nov 28- Dec 1 Christmas/ New Year’s Day: Dec 21-Jan 1, 2025 Let us be very clear, ROVER sets these dates, not us. As Sitters we are to comply. ***Any booking with any of these dates to include before or after the actual holiday will be priced at the holiday rate. This is not negotiable. Again, your acceptance of the booking means you understand this policy. ➡️ What To Expect: We will do our best to reply to your inquiries as quickly as possible! We will work with you to schedule a "Meet & Greet" in our home (after you have submitted your dog(s) vaccination records and microchip number) so you and your dog(s) can meet us. Give your dog(s) time to explore our backyard. If it looks like a good fit for them to stay with us we'll book the stay and coordinate a Check-In Time. Know that we work on a first come, first served basis. ➡️ We board up to 5 dogs per night, (now this doesn’t mean that every night we will have 5 dogs in the house. Pending on the time of year, your dog may be the only one here.) your dog(s) may board with other dogs during their stay with us. During your dog(s) stay, we will do our best to send daily photos of their time with us. At check out, we will have your dog(s) ready to go along with their items. 🔴 What We Need 🔴 We need your dog(s) Rover profile 100% completed. We need your dog(s) vaccination records and microchip number sent to us. Vaccinations Needed: Bordetella K-9 Influenza (Added 11/4/22) Parvo (DAPP) Rabies No Exceptions. ** (** MUST have written documentation from your Vet that states why your dog can not have the vaccination. Yes, we are not a “traditional boarding facility”, however, we are boarding multiple dogs at any given time in our home which gives us the right to request this information. The Health and Well-being of each dog, including yours, is the upmost of importance to us. Failure to not supply records could result in us not taking your dog(s) into our home.) 🔴 Vaccination reports must have a “Due Date” showing when each vaccination expires. We check reports quarterly to check for expired vaccinations. 🔴 All dogs who board with us must be Spayed or Neutered. This needs to show on your vaccination report. 🔴 Your dog(s) nails need to be trimmed. Nothing is worse than your face, arms or legs being scraped by sharp nails. Not fun 😞 🔴 Microchipping is mandatory in the City of Dallas as of June 14th, 2017. According to Code Compliance, dogs living in and out of the City of Dallas that board with us must be chipped. We are held accountable for them while on the premises. 🔴 PLEASE NOTE: First time clients, we do not board dogs in our home without a Meet & Greet in advance of the first stay, your dog(s) Rover profiles need to be completed at 100%, and we must have your dogs vaccinations records and microchip number on file BEFORE a Meet & Greet is scheduled. 🔴 We take caring for your dog(s) very seriously, we ask that you please be serious about making a booking with us. We invest a lot of time upfront to set you up as new clients and invite you to our home for a Meet & Greet and to just pull the rug is time we don’t get paid for. 🔴 Please note that your dog's info page has a timer on it. It starts the minute we send the Booking Request to you. The Rover system will give you 72 hrs to confirm the booking. We ask you to accept the booking ASAP as our availability calendar will keep showing we can take clients and we don't want to lose your booking. The calendar "locks out" when we are at our capacity level. Our bookings are on a first come, first serve basis. We understand that sometimes clients have second thoughts for whatever reason after a Meet & Greet that they don’t want to complete the booking. (They worry about dogs getting along etc.) Please show us the courtesy of contacting us to let us know, as we have shown you the courtesy of opening our home to you and your dog(s) without the billing of our time. ⭐️ Our Goal: Is that you are pleased with the care we've given your dog(s), your returned business and your referral to your family & friends! ➡️ What We Provide: We have 3 different size crates with beds. We have plenty of Food/Water bowls here. ➡️ What To Bring: FOOD: You can pre-baggie their meals or bring a bin with food and the scoop you use at home for the amount needed. Please plan for extra food as some larger dogs like a bit extra during the day, and sometimes owner's travel plans change due to extended trips or delayed flights home. ➡️ If your dog(s) Drop- Off time is close to Breakfast (6am-9am) OR Dinner (5pm-7pm) Please feed your dog(s) before dropping them off. Trust us when we say they do not feel easy eating in an unfamiliar home. It’s all about Anxiety. Let them please have a full tummy when they arrive. ➡️ HARNESSES: It is OUR Policy that your dog(s) come wearing a harness to have ON for the entirety of the stay. This is for your dog(s) AND other Guest Dog’s safety. We realize that at home your dog(s) may not wear a harness. Now, put them in this situation; they are in a new home (anxiety) they are with New Humans (anxiety), Dogs they do not know (anxiety). Confrontations do break out. It is easier for us to grab the handle of a harness than to grab your dog by the collar and choke him/ her, or worse yet have nothing to grab. If your dog is the aggressor and has injured another client’s dog, that is not the phone call you want from us sitting at the injured dog’s Vet Office. ➡️ TOYS: You can bring them if you like, but trust us, we have plenty here! ➡️ BLANKETS: Sure, if your fur baby sleeps with one or even something with your scent to keep them calm, bring it. ➡️ LEASHES/ HARNESSES: Please have your dog(s) on a leash/ harness when walking from the car to the front door. The street we live on is the width of 4 car lanes due to the school across the street and drivers have been known to speed and drive reckless and we don’t want to see your dog be injured in any way. 💊💊MEDICATIONS: If your dog is on any medication please let us know and we'll make sure they are taken. Michael is able to give injection medications. 💉 ➡️ TREATS: Sure! Bring them. We have some here and everyone shares. ➡️ CRATE TRAINED DOGS: Is our preference. Dogs MUST be Crate Trained to stay. During the day if a household task takes us from keeping eyes on your dog, they will be crated until we are finished with said task. Dogs are fed their meals in the crates they will be sleeping in here. This is so there is no aggressive behavior or bullying over food and guest dogs won’t feel threatened or stressed that another dog is trying to get at their food. 🔴 Dogs MUST be able to sleep quietly in a crate at night to be able to stay on a regular basis. ⚠️ ***If your dog(s) can’t sleep quietly on the overnights we may contact you to either (1) Have a friend come pick them up or (2) Make arrangements with Rover to have another Sitter that you have not met take over the booking, taking them to their home for the remainder of your dog(s) stay. 🚫 What you as the Dog Parent needs to know: We are happy to provide a home environment for your dogs to “vacation” in while you’re away. However, there are a few things that can’t happen during their stay. Because your dogs are boarding in our home, they must be able to sleep quietly. We must be able to sleep at night. One of us works outside the home. If they can not sleep quietly at night, that visit will be their last. No going potty in the house. One of us is here full time and we give ample potty breaks during the day. 🚨No Destruction to our home, inside or out; to include digging in the yard. Digging in the yard is an automatic Opt Out for us. 🚨 No fighting or aggressively attacking another dog(s). (If your dog shows aggression ie: excessive growling at other dogs while showing teeth they may not be invited back. Trust us when we say it is a horrible feeling for us to sit in a Vet’s office with an injured dog calling you to say your dog has attacked another dog, calling the injured dog’s owner to explain what happened, and calling Rover to report the situation.) We, like every dog parent, consider our dogs as our children but first and foremost they are animals and they sometimes do things we don’t want them to do. Trust us when we say we’ve heard it all to include “Oh Not My Dog!” Yes, your dog. They can/ will do things you’ve not seen when in a New Environment. Please always be prepared for feedback, it comes from a place of concern and love. It can be very scary for your dog(s) on their first stay with us. They are dropped off thinking your coming back shortly and you aren’t. They are in a place that is not their home, and are with new people, even though they have met us at the Meet & Greet. They have to adjust to a new schedule and meet new friends. Dogs typically like to be in packs and there is at least one human (you) who is the “Pack Master” and all of a sudden there is a “New” Pack Master they need to follow and get used to. It’s confusing and sometimes stressful for them. Sometimes new dogs will not eat the first day or so due to all that. It’s normal. As stated, our preference is “Crate Trained” dogs. You would be doing your dog a service to practice at home before coming here. Nights in the crate with the door closed, because it will be closed here for their safety. ***While your dogs are here they have access to our fenced in backyard to play and run in for exercise. For their safety and ours we do not walk your dogs outside of our property. The rise of dog theft in resent years has had us to rethink this policy. ➡️ BEHAVIOR ASSESSMENTS: We will be honest in telling you if we see behavior issues. It may take a few visits to see if there is an on-going issue. ➡️ SENIOR DOGS/ SPECIAL NEEDS DOGS: We have some experience with senior dogs. We had one a few years ago before he passed. He was a true rescue. He was deaf and had heavy cataracts. He was a lot like "Mr. Magoo" He had dementia after suffering a stroke, he almost fully recovered before he began to suffer more. The booking of a “Special Needs Dog” will be based on our comfort level to provide care. ⚠️ CAUTION DOG PARENTS- We live on a busy street. Drivers are not always cautious. Please walk your dog(s) on a leash from your car to our front door. Thank You. ⚠️FOR DAILY DOG EXERCISE: Again- We have a safe backyard for them to play in. We no longer (for safety reasons) take dogs out on the leash and walk them in our neighborhood. One reason alone there always seems to be coyote sightings, we don’t need one walking up on us and we don’t need to walk up on one of them. Also, this world had gotten crazy and we don’t need your dog taken from us at gunpoint, seems a bit dramatic, we all know it has happened and we are not going to put us or your dog or you through this. If this is a deal breaker for you, our feelings will not be hurt if you want to seek a Sitter who will do this, OUR preference. 🐶 DOGGIE DAYCARE 🐶 (Repeat Clients Only) We offer Doggie Daycare for our repeat clients only. Check-In/ No later than 9 am. Check Out/ no later than 5pm. We have a total of 5 slots per day for dogs, (Boarding and Daycare) slots are very limited per day. Our whole routine and things we need to take care of outside of dog care is worked into our schedule. We have a “doggie common area” which is our kitchen and family room areas. Areas that we don’t allow dogs are blocked with doggie gates. The common area has the crates and where your dog(s) will sleep. Michael is home full time to care for the visiting dogs. They will have ample times to be outside and receive a lot of love during the day. We have a “doggie common” are in our home which is the kitchen and family room area. The family room has the crates set up with beds. For safety in our backyard, we have a 9ft wood fence. We have lined the bottom of the fence with large rocks and bricks so that no one can dig out from under the fence and escape. Michael is home Full Time to care for your dogs, plenty of opportunities to go outside during the day and be loved on and cared for. We have a good sized fenced in yard for your dog(s) to play in and chase squirrels in.Warm weather days we have a doggie sixed pool for laying in or to be used as a big drinking dish. Michael is home full time to care for our guest dogs. There are multiple opportunities for the dogs to have outdoor time during the day. We have a safe fenced yard to play and run around in AND chase Squirrels! We sit outside and watch the playtime to make sure everyone interacts well.
